Process for submitting land purchase documents
When submitting documents to the Land Department, the land purchase contract process involves 7 steps:
1. Users make daily reservations to minimize waiting time.
2. When it's time to submit land purchase documents, fill out the request information and prepare to attach complete documents for submission to the public relations officer.
3. The public relations officers will check the accuracy of the land purchase documents. Once approved, queue cards will be given to the expert team to proceed to the next step.
4. Wait for the expert to call the queue. Once called, the transferor and recipient will sign the documents in front of the official.
5. Officials will evaluate the land price and various fees. Upon agreement from both parties, a land purchase contract will be entered into with the Land Department. After the officials have finished calculating, a summary of all expenses will be provided.
6. Take the expense summary sheet to the finance department for payment. You will receive a blue and yellow receipt. Please return the yellow receipt to the official who signed the document, and bring the blue receipt to make a copy for the buyer, keeping the original with the seller.
7. The officer will print the title deed for the buyer to check for accuracy. Once the checking is finished, you will receive a title deed along with a sales contract (Thor.Dor.13) as the final step in the land purchase documents.
Expenses to Prepare for Land Transfer
An agreement is to be drawn up to document the purchase of land between the buyer and the seller. All expenses must be clearly agreed upon by both parties. This is to prevent any party from taking advantage of expenses in the land sale documents later, before submitting the land purchase documents to the Land Department. The fees that must be specified as payers are as follows:
The mentioned fees, except for mortgage fees, which require the buyer to pay alone, can be paid in full by one party or split equally between the buyer and seller, depending on the agreed conditions.
